I cannot leave out Mrs. Health. She has done more than what’s expected of the Loan Coordinator. She deserves a promotion. She’s been kind, hard-working & loyal to me. She got to experience my father. Thank You Mrs. Heath. She’s always went out of her way to respond to a call, email. Etc. she’s had countless hours working for me & getting the answers she needs to close this out. Cannot Thank You Enough….

I was told there was an inspection done on the house, the defects I'm find lead me to believe it wasn't done or the inspector was incompetent.

Hi Seith, We understand that this is a stressful situation. With the paperwork we have on file, there is nothing to indicate anything is wrong with the home. This is a situation that we rely on all other parties when completing the transaction. You are at liberty to choose the property you want to purchase with your real estate agent and then we order an appraisal to make sure the home is valued at the purchase price at minimum but this is not the same as a home inspection which we encourage our borrowers to order. We also receive title work to make sure there are no other liens against you or the property and that it can be insured against at least the price to rebuild.

We are happy to help try and point you in the right direction if possible. Here are the options we have seen work in the past:

1. Contact the home inspector. A home inspection is going to be a much more thorough assessment of the home’s structure and inner workings. An inspection is not required by Veterans United but highly recommended. Inspectors typically have protections to help out in situations where they may have missed something.
2. Contact the VA Regional Loan Center. If you feel like this is something that was missed by an appraiser please let the VA know. The appraiser is there to assess the value of the property and make sure the home is safe, sound and secure. The appraiser is not going to be able to see there is any faulty wiring but feel free to discuss these issues with them. 3. If there was something not disclosed by the seller or agent please contact a real estate attorney. They will better be able to assess your situation to see if there is any financial relief you can receive.

Well right now I'm very upset to put it nicely. Benny is a nice guy, but he dropped the ball in making things secure for me. He never had them sign a contract, so the things I thought we seller and buyer agreed on, only the buyers signed and paid for like the roof. I only agreed to use one of those two contractors that the seller chose. I agreed to both seller and buyer putting in 10000.00 for a new roof. My wife and I signed addendum agreeing we would put 10000.00 in the pot for the roof (50%) and the sellers would bring a check for 20000.00 to closing. Well to my surprise, the sellers at closing said they never agreed to that. If that's the case, I want my 10000.00 back that I included in the price of the house because my realtor said the lender had to have it written this way because they can't finance repairs for the house. On one addendum my wife and I signed it says we would pick out the shingle color and it would be a 30 plus yr dimensional shingle. At my appointment with bay to bay roofers my wife and I picked the color, and a dimensional shingle as agreed, the burnt sienna color didn't come in the brand they wanted me to get and cost a little more. The cost of the job start to finish was 19500. The sellers estimates were 14250.00 and 15780. The original agreement was we each pay 10000.00 which would cover the roof, however they deny any such agreement, I apparently have them 10000.00 more because I like them.. I want my 10000.00 back for the roof and they can pay the 14250.00 for the roof as they did agree to replace the roof, and I'll pay the 5250.00 difference from my 10000.00 refund. It's supposed to be a wonderful thing to move, its turning out to be a nightmare. we haven't even addressed the leaks in the basement that they agreed to fix but Larry from Mulder said the source of the leaks is the sloping slabs of concrete in the back yard which slope towards the foundation causing the water to pool up and go down the side of the foundation and leak. They were given an estimate by Larry from Mulder of 1800.00. larry said to fix the leaks is going to be more than 1800.00 and referred me to Kent masonry repairs so what kind of gaggle is it going to be for me to get this fixed. By them when they have been able to lie and get out of paying for my roof. I say lie, because they never disclosed any of the patches in the wall, they just denied they patched it and said they never had leaks the two years they lived there, Larry from Mulder says they knew and from the evidence it leaked while they were there. So I want to know when someone is going to go to bat for me, or do I just take it in the shorts. Sorry so direct but I'm not pleased
