First off do not be afraid to start the process. I would first take the time to look where you want to buy and firm up where you want to live. In my case, I'm retired 30 year veteran divorced with alimony and child support payments. I wanted a low mortgage payment of 1k per month to include property taxes and insurance. My limit was a 200k home. In the Las Vegas area, I had to deal with homes that were cash only homes, so that had a limit to what was available for me. Right now it seems its both a Seller/Buyer market in this area. One of the important things to do is listen to the advice of the loan/closing/realtor agent. One draw back for some is the upfront monies or money needed for closing. I did have cash saved to cover this, but I had been putting money away just a year and half ago to cover these costs. Get all your financial paperwork together and provide it when required. Since I just went through a divorce most of the things I needed, I already had or at least had access too. If your credit score is low do things to help raise it. 2 years ago I would not even qualified for a new credit card unless it was backed up with a savings account. I was able to get my score up prior to me pursuing a purchase. But if you are paying rent as I was, my mortgage is about 150 dollars more than what I was paying for rent plus I have a place to park a boat, and a garage. No apt inspections from the property manager every other month. Don't wait, contact an agent, it is one of the best deals to secure your own home for the service you did for our great country.
