Hi Vincent, One of the benefits of the VA home loan is that it is not a one-time benefit--you can use it over and over again! For borrowers looking to use their VA loan benefit a second time, they may have to look into using second-tier entitlement. Second-tier entitlement is an option to use what remains of your entitlement for a new home loan. One of the quirks of utilizing second-tier entitlement is that the VA requires a minimum loan amount of $144,001, and depending on how much entitlement remains, there may be a maximum amount you can borrow on a VA loan without needing to bring in a down payment.
Eligible service members and veterans can seek to have their full entitlement restored once the original loan is repaid in full or use their remaining entitlement to rent out their first home and purchase again with no down payment. The way to find out for sure how much entitlement is available to you is to order a new Certificate of Eligibility from the VA, which can be requested via the online eBenefits portal, by mail or fax, or by a lender on your behalf as part of a home loan application.

This is highly discouraging. If I had known the transfer would have been so abrupt, I would have went with a local lender utilizing the VA loan. Big thumbs down. Here's to hoping transferring to pennymac doesn't impact my credit score.

We do state the servicing of this loan is to be transferred on your initial LE (on page 3 of your LE) and that document is generally received at the very beginning of your loan process. Then it is stated on your Deed of Trust that was signed at closing and notified 15 days prior to the transfer via the Servicing Transfer Statement which is mailed out. We aren't set up to keep all loans for the long term, though, we only work with servicers that we have a good working relationship with, which allows us to work together in case of any concerns regarding your loan. A loan servicing transfer in no way is a reflection on your loan or how much we value you as a customer of Veterans United Home Loans.
We understand there can be questions surrounding a loan transfer to a new company, and we want to emphasize that Veterans United staff are still here to support you with assistance if needed. Have had many loans and refinance in the past and the professionals at Veterans United made this the easiest loan process that I have ever experienced.
