The to do list need some work because a to do list doesn't grow and grow to point of could been on list from the start last minute changes create some problems for some people if not make them give up be up front from the start .

Don't get a VA loan if you can avoid it. Simplify things with an ordinary bank loan.
Way to many things to do on the "to do list", I already had a VA loan before in the past 2 years, that should be good enough>
